About Heathfield Court
The Heathfield Court Estate is in Chiswick, West London. It consists of seventy four, one and two bedroom flats, many with their own garages. The flats are in four 1930s mansion blocks overlooking Turnham Green, with its attractive open space and church.
There is a wide range of shops, cafes and restaurants along the nearby Chiswick High Road, together with a Post Office, several banks, and health facilities. There are excellent public transport links into central London and out to Ealing, Richmond and Heathrow, together with easy access to the M4 and A4 and the North and South Circular Roads.
Facilities at Heathfield Court
There is off street parking, an on-site porter, lifts in each block and CCTV security cameras around the site. There is a satellite TV feed to each flat, and communal central heating and hot water is included in the annual Service Charge.
Management at Heathfield Court
The Estate is owned and managed by a company run by the Leaseholders, each of whom is a shareholder. Leaseholders pay an annual Service Charge to cover the day to day running costs, such as cleaning, heating, repairs and redecoration; and to maintain a Reserve Fund to meet the cost of future major works.
A recent major project was to replace the communal central heating boilers, which had come to the end of their operational life, and are now much more efficient and economical. The next projects will be to upgrade the lifts and to maintain the external elevations and roofs.
The Heathfield Court Estate is owned by Heathfield Court Chiswick Limited (HCCL) and each Leaseholder is a shareholder in the company. The running of the company is delegated to an Estate Management Board of Directors, who are elected by the Leaseholders.
The Board is responsible for strategic issues, including budgeting and planning for long term capital works, such as external redecoration and the replacement of any plant and machinery that reaches the end of its serviceable life. The Board’s role also includes formulating estate management policy and ensuring that the Estate is maintained to a high standard.
The Board has delegated the day to day responsibility for the management of the Heathfield Court Estate to Faraday Property Management, a professional property management company with an established track record of managing residential blocks. They provide estate management services which include overseeing the cleaning of the communal areas, gardening, maintenance and repairs to the buildings, and maintaining services such as the passenger lifts and communal boiler which provides hot water for the central heating and hot water system. Leaseholders pay a Service Charge to cover the Estate’s day to day running expenses, such as routine maintenance and running the communal hot water system, and to pay into a Reserve Fund to cover the cost of any major works as part of the Estate’s planned maintenance programme, such as periodic external redecoration and the replacement of plant and other equipment.

As well as keeping the Estate clean and tidy, our on-site Porter monitors any contractors to ensure they follow Estate regulations regarding noise, rubbish clearance, vehicle parking, and the protection of the common parts. The Porter also reports any site security issues to the Faraday Estate Management Team and supervises the residents’ car parking arrangements. The Porter also serves as a useful point of contact for information about the Estate.

As a prospective purchaser, you might like to know more about some of the regulations that apply to living at Heathfield Court. To maintain and enhance the quality of life for all Heathfield Court residents, the Estate Management Board, in conjunction with the Heathfield Court Estate Management Team, has prepared a document that sets out the Heathfield Management Policies and Procedures. These cover things like car parking, waste recycling and refuse collection, noise and anti-social behaviour, and are intended to ensure that all our residents can live harmoniously together. These regulations apply to all residents, whether owner-occupiers or rental tenants.
The legal relationship between each Leaseholder and the Estate Management Company is set out in their Leases, and there are also policies about such things as doing building work in your flat and what to do if you want to sublet it.

If you are planning to purchase a flat at Heathfield Court with a view to subletting it, you should be aware of the processes involved. Under the terms of the Leases, Leaseholders are allowed to sub-let, but must follow certain procedures. These include obtaining consent for sub-letting from Heathfield Court Chiswick Limited (HCCL), which is the company all Leaseholders have a share in and which owns the freehold of the Heathfield Court Estate.
It is important to note that Heathfield Court requires consent for any sub-letting to be obtained before the tenant can take possession of the premises, and that short Airbnb style holiday lettings are not allowed.
The reason Heathfield Court Leases make it a legal requirement to obtain consent to sub-let is to comply with, among other things, fire, health and safety regulations, and our insurance cover. If sub-letting takes place without the knowledge and consent of HCCL, the Leaseholder could be personally liable if their tenant is seriously injured or worse in the event of a fire or other emergency.

If you decide to buy a flat at Heathfield Court and wish to refurbish it, in the interests of good neighbourliness and out of consideration for all Heathfield Court residents, it is important that you and your contractors observe the protocols set out in the Heathfield Court Guide to Refurbishing Your Flat.
The Heathfield Court Leases prevent any internal structural alterations or work that interferes with the communal services, such as electricity or water and heating supplies. It also prevents Leaseholders carrying out any works outside their flat, such as erecting satellite dishes or aerials.
