New Management for Heathfield Court
The management of the Estate has now been contracted to a new management company who take over from Faradays on 22nd March 2024.
The new company is called Rendall and Rittner (R&R), an established and respected property management company. More details about R&R and their team will follow, together with information about the services they provide and their contact details.
Planned work on Blocks 2 and 3
Planned major works on Blocks 2 and 3 are scheduled to start sometime in May/June. This involves cleaning, repairing and redecorating the external elevations, maintenance work to the roof, and updating the old landing windows to match those in Blocks 1 and 4.
Further information about the progress of this work will be circulated to Residents nearer the time, as contractors begin to work on site, scaffolding is erected, and parking spaces become temporarily inaccessible, etc.
Replacing the lifts in Blocks 2 and 3
This work has now been completed , though there have been some teething trouble with some of the lift doors, which the contractors are trying to fix.

Water leaks and condensation
It’s important for all Residents to be alert to any problems with the plumbing in their flat to avoid the possibility of water leaks and the damage they can cause. Condensation and mould can also be a problem during the cold weather, so all Residents need to maintain good ventilation in their flat to allow damp air to clear, particularly after cooking and washing.

Bike storage
Some bike lockers and spaces in the secure bike cage are available for residents to rent. Please contact Site Porter Gary for more information.
Rubbish disposal
Residents are reminded not to put rubbish bags for collection outside their flats overnight, but before 8.30 in the morning for the Porter to collect. When using the recycling bins, please flatten cardboard boxes and do not over-fill the bins.
Fire Alarms
The Fire Alarms are tested every Friday morning at 11:00 when an audible alarm will sound for about 20 seconds. There is no need to leave the building.
About Heathfield Court
Heathfield Court consists of seventy four leasehold flats in four blocks. About half the flats are occupied by Leasehold owners and the rest by rental tenants. Whether you are an owner-occupier or a tenant, the Heathfield Court Management Team is keen to ensure that your quality of life at Heathfield Court is maintained to a high standard. The Heathfield Court Estate is owned by Heathfield Court Chiswick Limited (HCCL) and each Leaseholder is a shareholder in the company. The elected Leaseholder Board of HCCL employs a property management company to look after the day to day management of the Estate, and other professional advisers.

Facilities at Heathfield Court
Heathfield Court has off-street parking for residents, with a fob to operate the entrance barriers. There are no reserved spaces, though many flats have their own garage. There are lifts to all floors and communal satellite TV feeds. Communal central heating and hot water is included in the annual service charge. The heating is usually shut down during the summer months and a notification circulated to all residents.
There is an on-site porter who looks after the site, including cleaning the communal areas and other maintenance tasks around the site. The porter also monitors visiting contractors to ensure they follow Estate regulations, reports any site security issues to the Estate Management Team, and supervises the residents’ car parking arrangements. The Porter is also a useful point of contact for information about the Estate.
Estate Rules and Regulations
A residential estate like Heathfield Court has various regulations to make sure that all the residents can enjoy a safe and quiet environment. Most of these regulations are set out in the Leaseholders’ Leases, and tenants should have a copy of them in their tenancy agreement.

The Heathfield Court Estate is owned by Heathfield Court Chiswick Limited (HCCL) and each Leaseholder is a shareholder in that company. The running of the company is delegated to an Estate Management Board of Directors, who are is elected by the Leaseholders.
The Board is responsible for strategic issues including budgeting and planning for long term capital works, such as external redecoration and the replacement of plant and machinery that has reached the end of its serviceable life. The Board’s role also includes formulating estate management policy and ensuring that the Estate is maintained to a high standard.
The Board has in turn delegated day to day responsibility for the management of the Heathfield Court Estate to Faraday Property Management, a professional property management company with an established track record of managing residential blocks. They provide estate management services which include overseeing the cleaning of the communal areas, gardening, repairs to the buildings, and the maintenance of services such as the passenger lifts and communal boilers which provide hot water to the flats and for the central heating system.

To maintain and enhance the quality of life for all Heathfield Court residents, the elected Management Board, in conjunction with the Heathfield Court Estate Management Team at Faraday Property Management, has prepared a document, based on the Heathfield Court Leases, which sets out the Estate’s Management Policies and Procedures. These are intended to ensure that residents live harmoniously together on the Estate. Tenants should have a copy of the relevant Regulations with their tenancy agreement.
